After 8 great years at Keller Williams Realty, and nearly 300 families helped, it was time for a change.
"Keller Williams will always hold a special place in my heart as I started my career in real estate with them and the company was instrumental in helping me learn the business and grow as an individual and an agent." said Terence Richardson about his former brokerage. He started with the company in December of 2009 as a newly-licensed agent as real estate markets nation (and worldwide) were in crisis mode and in his first year with the company went on to sell 17 homes when the average seasoned agent according to N.A.R only sold 5 homes that year. That earned Terence "Rookie Of The Year" honors in his office. "It was a difficult time for real estate professionals and homeowners alike back then... Home values were dropping every week, people's equity was vanishing before their eyes and if that wasn't enough, folks were hit hard by adjustable rate mortgages or interest-only mortgages with balloon payments that were now adjusting and becoming due. That lead to many foreclosures and short sales." said Terence about the real estate climate at the time.
It was a difficult time for real estate professionals and homeowners alike back then...
In 2012, the market had hit bottom and stabilized in most of Cobb and North Fulton counties. Home values were starting to rise again finally and Terence really got to use his background in web design and internet marketing to leverage the power of the internet to help differentiate his listings. "The internet had been around for a while but the rate of adoption of the internet for marketing purposes by real estate agents was still low. My prior career's experience really helped my clients get found and ultimately attract buyers for their properties, it was exciting to see!" Terence went on to help 45 families in 2012.
As the market continued to improve and towards the end of 2013 Terence decided it was time to start building a real estate team. He chose Atlanta Burbs and Metro as the name of his team and went on to hire a real estate agent who would specialize in working with the team's buyer clients and a full-time administrative professional to handle back-office support, listing management and transaction coordination; meanwhile Terence specialized in working with the team's Seller clients. The next year, the team finished #1 at Keller Williams Realty Signature Partners in units sold, volume sold and gross commission income.
I was really impressed by how good Coldwell Banker's technology is...
By 2017, it was starting to feel like it was time for a change. "I wanted 2017 to be a great year and I decided it was time to evaluate every aspect of my business including my affiliation with Keller Williams to make sure it was still the best fit, and if it wasn't, to explore other brokerages and models available in industry to find a better fit for my style/way of doing business." Terence added, "It was actually quite eye-opening to see just how little tools and technology we were using from Keller Williams and instead purchased third-party options out in industry that we felt better met the needs of our clients and team". One of the companies he was considering was Coldwell Banker. After two meetings with their leadership team Coldwell Banker seemed like it would be a great fit for the team. "I was really impressed by how good Coldwell Banker's technology is..." said Terence. "The strength of the 110-year old brand in industry is powerful. The company has a really strong global and luxury network and a stellar reputation." As a matter of fact, Coldwell Banker has earned the honors of "Most Ethical Real Estate Company" 6 years running (via Parent company Realogy Holdings Corp.). "That integrity is important, clients want to know they're doing business with an agent, team and company who hold integrity and ethics in high regards". After carefully reviewing other opportunities Terence decided that it was time for a change and moved his team to Coldwell Banker and re-branded the team to Terence Richardson Real Estate Group. "I'm very excited about 2018, this new partnership and all the new resources I can now share with past, current and future clients. It's going to be fun to watch" Yes it will be! Stay tuned for an exciting 2018 and Happy Holidays and Happy New Year to all!
